INITIAL MEETING

 

An initial meeting would be arranged so that we could discuss your project. In this meeting we would discuss your project objectives, requirements and programme so that we can give you some initial thoughts on a way forward.

SURVEY

MEASURED BUILDING SURVEY

 

A measured building survey is carried so that existing floor plans, elevations and sections can be produced in autoCAD format. Other consultant information may also be required such as a tree survey, if you have trees nearby, or drainage information.

INITIAL DESIGNS

 

After we have obtained all relevant survey information, we start to produce some outline plans and sketches based on your requirements. We will then develop the proposals with you so that we can achieve the best solution.

DETAILED PLANS

PLANNING APPLICATION

Once the plans have been agreed we will prepare the planning application documents and submit the application. During the application the Local Authority, the Authority may ask for changes to your proposals. The application will be decided in approximately 8 weeks. 

BUILDING REGULATIONS APPLICATION

Once the planning application has been approved we will prepare the building regulation approval drawings and application. These are the same drawings but with more detail and additional information. After submission the building Control inspector may ask for additional information or amendments. 

DETAILED PLANS

Following the approval from building control application we can produce a more detailed set of drawings and documents. This stage will fully detail all items of the proposals in detail so that the plans can be used for tendering purposes.

CONSTRUCTION

TENDERING

The tendering stage is basically the builders quotation stage. Once the detailed plans are completed we can produce tender documents and manage the tender process. We can assist with production of tender documents, builder selection, evaluation of quotations. contractor appointment etc. 

CONSTRUCTION

After the tender stage, following tender evaluation work is ready to commence on site. We can fully assist in the construction phase, such as providing construction information, monitoring the building work, supervising the contractor, administration of the building contract, authorising payments, completion inspection etc
